Home Staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property’s appeal by transforming it into a welcoming, attractive product that anyone might want. The overall goal of staging is to make your home look it’s best. Staging can also include painting, new cabinets, landscaping and just overall grooming.

Staging a home has always been part of the homeowner's responsibility, but it was often as simple as keeping the grass cut and picking up dirty clothes. The seller's agent would recommend actions if the owners were unaware about elements that turn off potential buyers.

HUD estimates that a home that has been appropriately staged can sell about %17 more than a home that has not undergone such efforts. In addition the 2007 Home Gain survey, which includes results from more than 2000 Realtors, found that a home that was staged sold in less than half the time as its counterparts. (The findings were that it took 13.9 days on the market for a staged home to sell, while an unstaged home could be listed for 30.9 days before selling.)   

Vacant Homes typically stay in the market longer with less return on the listed price. A beautifully staged home attracts buyers. The house also looks bigger with just a few pieces of furniture. Visualization is the key point in creating spaces. The house must be presented so the buyer can envision themselves living there.

U.S. research (based on surveys of real-estate agents) states that home staging can reduce a listing's time on the market by one third to half, and could fetch as much as 10-15% more than an empty home or a home not properly staged.
